Land contract vs seller financing

A land contract is a form of seller financing. It is similar to a mortgage, but rather than borrowing money from a lender or bank to buy real estate, the buyer makes payments to the real estate owner, or seller, until the purchase price is paid in full. Seller financing is when a seller helps a buyer complete a real estate transaction by lending part of the money for it. Logistically speaking, this is accomplished by the seller taking a second loan note or even financing the entire purchase (assuming the seller owns the home free and clear).
